Continued New Leasing Activity Bucks Office Trends in Metro Phoenix

SkySong, The ASU Scottsdale Innovation Center is seeing the benefits of its innovative approach with a flurry of new leasing activity.

The headliner in the latest flurry of activity is a new lease by Yelp for a space in SkySong 4. Three new leases and two renewed leases totaling more than 37,000 square feet have SkySong, The ASU Scottsdale Innovation Center nearing full occupancy in its four commercial office buildings.

The new leases include:

• Leading national IT solutions company vCore Techology Partners

• IntelliTRACS, a real-time identification, assessment, and financial exceptions control provider

• Medical device company Neolight

vCore Technology Partners is moving its national corporate headquarters and approximately 50 employees to a 9,300 square-foot space in SkySong 4. vCore provides customized IT solutions such as infrastructure, cloud storage and data protection to more than 100 companies across the United States and Canada. It currently has seven locations.

“SkySong has the high tech feel, vibrant public spaces, modern architecture, and nearby amenities that will enable us to continue to attract and inspire the brightest minds to keep us at the forefront of the Information technology industry,” said vCore founder and CEO Steve Leavitt.

intelliTRACS is movings its headquarters and twelve employees to an approximately 4,000 square-foot space in SkySong 4. It provides identification, assessment, and control of financial exceptions caused by payment failures, trade breaks, and service inquiries. It is part of SunGard’s IntelliSUITE of solutions.

Neolight, which was founded within SkySong, is moving its 10 employees into a 2,300 square foot space in SkySong 2. The company, which designs and manufactures technology to treat infants with life-threatening medical conditions, will house their headquarters and research facility at SkySong, providing a great example of a startup company growing and expanding inside the project.

In addition to the new leases, two SkySong tenants have also renewed leases, including:

• Century Link has renewed its 12,564 square-foot space with a long-term lease.

• Canon has renewed its 9,081 square-foot space with a long-term lease.

Numerous Firms Expand Space Within SkySong’s Four Buildings; Innovation & Flexibility Within Project Key to Supporting Growth

Companies locating at SkySong, The ASU Scottsdale Innovation Center are starting to see a trend — they end up needing more space over the course of time because of their growth.

A significant core of SkySong’s tenant base has grown or upgraded their space within the project over the past few years in order to best take advantage of their expansion opportunities while feeding off the project’s spirit of innovation and entrepreneurship.

Ecolab, a global leader in water, hygiene and energy technologies and services, and Intersys, an IT consulting firm that focuses on big data and data management, are the latest entities to set up shop at SkySong, The ASU Scottsdale Innovation Center.

Ecolab, which currently ranks 211th on 2017’s list of Fortune 500 companies, will take approximately 6,000 square feet of space on the third floor of SkySong 4 after leaving its previous home at Indian School and Scottsdale roads. Intersys, which is based in Austin, Texas, will move its current operations from Tempe Town Lake to a 2,300 square-foot spec suite right next door to Ecolab on the same floor of SkySong 4, leaving only one other first-floor tenant space available for lease.

With the two new contracts signed, SkySong 4, which offers more than 141,000 square feet of Class A office space, is at 87 percent capacity only one year after completing construction.. The four-story research center sets the standard in the Valley with regard for innovation as well as sustainable design and construction practices, and it holds a Silver LEED certification from the U.S. Green Building Council.

A leading provider of technology-driven global payment processing, Pivotal Payments, and IT solutions authority, Trace3 are moving to SkySong, bringing with them dozens of employees.

Pivotal Payments is moving its Arizona offices from North Phoenix to a 26,000-square-foot space in SkySong 2, a space formerly occupied by Web.com, which has moved into a larger presence in the new SkySong 4.

The company offers payment processing solutions to a variety of companies — from small to large in the point-of-sale, business to business and e-commerce industries. Solutions include card-not-present services, integrated point of sale systems and mobile payments.

Trace3 is also relocating from Phoenix, moving into a 13,400 square foot space in SkySong 4. The Arizona-based company offers a variety of IT solutions, from data center infrastructure management to excutive services with a focus on looking for the next innovation in technology through its partnerships with Silicon Valley venture capital firms.

With the new leasing activity, SkySong 4 is now more than 80 percent leased, less than 10 months after it was built, and the other three office buildings in the project are near capacity as well.

SkySong 5, the project’s first six-story building, will begin construction this year. The project’s retail and restaurant building opened this summer, and construction is expected to begin on an Elements hotel at SkySong later this year as well.

SkySong 4 has joined its fellow office buildings in the project in a very “green” club — and continues to set the standard for office work space innovation.

The four-story, 141,000-square-foot office and research building at the intersection of SkySong Boulevard and Innovation Place has achieved Silver LEED certification from the U.S. Green Building Council for its sustainable design and construction.

LEED—Leadership in Energy and Environmental Design—is a certification program that sets the standard for environmentally responsible construction in the U.S. Buildings are measured based on the number of points they earn across the categories of green building, such as energy, water, indoor environment, location and materials.

SkySong in 2009 earned environmental plaudits for the first three completed buildings on the site, SkySong 1, 2 and 3, joining only a handful of projects in the Valley to have achieved Silver Certification of higher, and one of the few non-governmental projects to achieve such status.

Web.com, a leading provider of Internet services and online marketing solutions for small businesses, is relocating and becoming the anchor tenant at the new SkySong 4 following its 2016 acquisition of a previous tenant in the development, Yodle.

Web.com’s new space will be used primarily for sales, administration and local executives. With Web.com’s presence, SkySong 4 is now 72 percent leased. With its nearly 200 employees in Scottsdale (and 3,500 company-wide), Web.com will occupy 36,503 square feet in SkySong 4.

SkySong, The ASU Scottsdale Innovation Center recently received two prestigious awards from the National Association of Industrial and Office Properties, Arizona Chapter (NAIOP) — Economic Impact Project Of The Year and Spec Office Project Of The Year for 2016.

The Best of NAIOP event is dubbed the “Academy Awards” for the commercial real estate industry. Nominations for 2016 were reviewed and rated by a panel of NAIOP judges who select the best in a variety of categories from building to individuals.

NAIOP, the Commercial Real Estate Development Association, is an organization for developers, owners and related professionals in office, industrial and mixed-use real estate. NAIOP advances responsible sustainable development that creates jobs and benefits the communities in which its members work and live.

SkySong’s economic impact is significant, and the Best of NAIOP Award for Economic Impact Project of the Year is a testament to that impact. According to an economic impact study from GPEC, SkySong’s economic impact will exceed $32 billion over the next 30 years. More than 2,000 people currently work at SkySong in the four existing office buildings.

SkySong 4 received the recognition for Spec Office Project of the Year against strong competition. The 145,000-square-foot building opened in November 2016 and is home to several innovative companies, including EdPlus at ASU, Booker Software, MindBody and BrightCove, with more leases pending.

The fourth commercial office building at SkySong, The ASU Scottsdale Innovation Center is officially open for business.

The building, which is already 50 percent leased and expected to be LEED Silver Certified by the U.S. Green Building Council, features an open-air lobby to encourage interaction and collaboration and an outdoor workspace with a fire place and other amenities.

Two major tech companies recently leased space in SkySong 4. In November, MindBody, a leading provider of cloud-based business management software for the wellness services industry, signed a long-term lease to occupy 28,229 square feet.

And in October, Brightcove, a pioneering force in the world of online video, signed a lease to occupy 13,000 square feet of the first floor. The company, relocating from Tempe, has nearly 5,000 customers in 70 countries is a leading provider of cloud services for video. It company offers a full suite of products and services that reduce the cost and complexity associated with publishing, distributing, measuring and monetizing video across devices.

Two other highly regarded entities — ASU EdPlus and Booker Software — have also committed to space at SkySong 4 and have begun the process of moving in.

Leasing momentum continues on the SkySong campus with construction on SkySong 5 expected to begin in Spring 2017. Pre-leasing is underway, with Andrew Cheney and Craig Coppola of Lee & Associates serving as brokers for the project.

“The construction of SkySong 4 has gone very smoothly. In March, after just 4 and a half months of construction, we celebrated the ‘topping out’ of SkySong 4 and now it is being occupied,” said Sharon Harper, President & CEO of Plaza Companies. “We are thankful for the work done by DPR Construction and its subcontractors – they have constructed a building that is unique in character and that will draw people in to its work environment.”

SkySong, The ASU Scottsdale Innovation Center is getting another new innovative tenant — one that will take up a big chunk of the newest office building at the project.

MindBody, a leading provider of cloud-based business management software for the wellness services industry, signed a long-term lease to occupy 28,229 square feet of SkySong 4, which is now almost 50 percent leased with several deals under negotiation.

The company, which is expanding out of its headquarters in San Luis Obispo, California, has over 58,000 local businesses and 326,000 wellness practitioners in over 130 countries and territories. They all use MindBody’s integrated software and payments platform to run, market and build their businesses. These practitioners provide a variety of wellness services to approximately 35 million active consumers who use the MindBody platform to more easily evaluate, engage and transact with them to live healthier and happier lives.
