Continued New Leasing Activity Bucks Office Trends in Metro Phoenix

SkySong, The ASU Scottsdale Innovation Center is seeing the benefits of its innovative approach with a flurry of new leasing activity.

The headliner in the latest flurry of activity is a new lease by Yelp for a space in SkySong 4. Additionally, three other companies have renewed or expanded their presence in the project:

Four New Leases in SkySong 2 Building Bring Project to Near Capacity

SCOTTSDALE, Ariz. (May 28, 2024) — SkySong, The ASU Scottsdale Innovation Center has experienced a flurry of leasing activity in recent weeks that has brought the project closer to capacity. 

Four new leases signed recently, all in the project’s SkySong 2 building, total more than 10,400 square feet. The five-year leases range in diverse uses, including:

• GH2 Architects signed for a 3,563-square-foot space. The Oklahoma-based company relocates from Mesa to SkySong 2. 

• Country Financial signed a lease for a 2,816-square-foot spec suite, one of the new spec suites recently built in SkySong 2. 

• CV3, a California-based financial services firm, signed for a 1,695-square-foot spec suite. 

• JCL Immigration signed a lease for a 2,339-square-foot spec suite in SkySong 2. The company is moving from another south Scottsdale location.

Sharon Harper, Chairman and CEO of Plaza Companies, the master developer of the project, said the new leases are a sign of SkySong’s resilience in a challenging commercial office market.

SkySong, The ASU Innovation Center, is now home to a company on the front lines of the fight against the COVID-19 virus.

Banner Innovation Group, a department within Banner Health focused on purposeful and disciplined innovation, has leased a new space at SkySong.  Banner Health formed the Banner Innovation Group to innovate care delivery and business models, patient experiences, development of transformative partnerships and rapid scaling of solutions.

During the current public health crisis, Banner Innovation Group is partnering with public and private sector groups to meet the growing demand for supplies for health care professionals, including personal protective equipment, 3D printing of masks and face shields and gown manufacturing options. 

Banner Innovation Group had been looking at a presence in SkySong for months, but with their new 8,300-square-foot space in SkySong 2 now in place, they are able to collaborate with Plaza Companies and Holualoa Companies to meet the growing crisis. They also have an extensive relationship with Arizona State University which will expand over time as part of their presence at SkySong.

Three new leases and two renewed leases totaling more than 37,000 square feet have SkySong, The ASU Scottsdale Innovation Center nearing full occupancy in its four commercial office buildings.

The new leases include:

• Leading national IT solutions company vCore Techology Partners

• IntelliTRACS, a real-time identification, assessment, and financial exceptions control provider

• Medical device company Neolight

vCore Technology Partners is moving its national corporate headquarters and approximately 50 employees to a 9,300 square-foot space in SkySong 4. vCore provides customized IT solutions such as infrastructure, cloud storage and data protection to more than 100 companies across the United States and Canada. It currently has seven locations.

“SkySong has the high tech feel, vibrant public spaces, modern architecture, and nearby amenities that will enable us to continue to attract and inspire the brightest minds to keep us at the forefront of the Information technology industry,” said vCore founder and CEO Steve Leavitt.

intelliTRACS is movings its headquarters and twelve employees to an approximately 4,000 square-foot space in SkySong 4. It provides identification, assessment, and control of financial exceptions caused by payment failures, trade breaks, and service inquiries. It is part of SunGard’s IntelliSUITE of solutions.

Neolight, which was founded within SkySong, is moving its 10 employees into a 2,300 square foot space in SkySong 2. The company, which designs and manufactures technology to treat infants with life-threatening medical conditions, will house their headquarters and research facility at SkySong, providing a great example of a startup company growing and expanding inside the project.

In addition to the new leases, two SkySong tenants have also renewed leases, including:

• Century Link has renewed its 12,564 square-foot space with a long-term lease.

• Canon has renewed its 9,081 square-foot space with a long-term lease.

Companies locating at SkySong, The ASU Scottsdale Innovation Center are starting to see a trend — they end up needing more space over the course of time because of their growth.

A significant core of SkySong’s tenant base has grown or upgraded their space within the project over the past few years in order to best take advantage of their expansion opportunities while feeding off the project’s spirit of innovation and entrepreneurship.

“Once you step on site at SkySong,” said head property manager Scott Rubin of Plaza Companies, “you can feel the buzz. It’s like no other project in town.”

A leading provider of technology-driven global payment processing, Pivotal Payments, and IT solutions authority, Trace3 are moving to SkySong, bringing with them dozens of employees.

Pivotal Payments is moving its Arizona offices from North Phoenix to a 26,000-square-foot space in SkySong 2, a space formerly occupied by Web.com, which has moved into a larger presence in the new SkySong 4.

The company offers payment processing solutions to a variety of companies — from small to large in the point-of-sale, business to business and e-commerce industries. Solutions include card-not-present services, integrated point of sale systems and mobile payments.

Trace3 is also relocating from Phoenix, moving into a 13,400 square foot space in SkySong 4. The Arizona-based company offers a variety of IT solutions, from data center infrastructure management to excutive services with a focus on looking for the next innovation in technology through its partnerships with Silicon Valley venture capital firms.

With the new leasing activity, SkySong 4 is now more than 80 percent leased, less than 10 months after it was built, and the other three office buildings in the project are near capacity as well.

SkySong 5, the project’s first six-story building, will begin construction this year. The project’s retail and restaurant building opened this summer, and construction is expected to begin on an Elements hotel at SkySong later this year as well.
